In [Ann. Mat. Pura Appl., IV. Ser. 155, 143-191 (1989; Zbl 0695.55005)] the author shows that every generalized homology theory can be realized as the homology of a `chain functor'; this is a functor from pairs of spaces to chain complexes with additional structure. For non-ordinary theories, pairs do not produce short exact sequences, and the construction of the connecting homomorphisms is rather complicated. In the present paper the author introduces `chain theories with models' and `weak chain theories with models', which can be used to construct chain functors in a geometric way. The method is not available for all homology theories, but it is, for instance, available for bordism theories. The models in bordism theories are singular manifolds.
